Pre-Renovation
Federal law requires testing for asbestos and lead before any renovation work in homes and buildings built before 1980. Don't start work without knowing what's in your walls.

Our AHERA-certified building inspector conducts a thorough visual inspection of all suspect materials — insulation, floor tiles, ceiling tiles, pipe wrap, drywall, roofing, and more.

Sample Collection
Bulk samples of suspect materials are carefully collected following proper protocols to prevent fiber release. Lead paint testing is performed using XRF technology or chip sampling.

Laboratory Analysis Accredited lab
Asbestos samples are submitted to an accredited laboratory for analysis using polarized light microscopy (PLM). Results are typically returned within 3–5 business days, with rush options available.

Written Report & Recommendations
We provide a complete written inspection report detailing all findings, sample results, locations of hazardous materials, and recommendations for management or abatement.

Never disturb suspected asbestos or lead paint
- Do not sand, drill, cut, or demolish materials that may contain asbestos without testing first.
- Do not scrape or dry-sand surfaces with paint in homes built before 1978 — this releases lead dust.
- Do not use a regular vacuum on asbestos or lead dust — it spreads fibers and particles through the air.
- Do not attempt DIY removal of floor tiles, pipe insulation, or ceiling tiles in older buildings.

Asbestos & Lead Testing FAQ
How do I know if my home has asbestos?
You can't tell by looking. Asbestos was used in hundreds of building materials — floor tiles, ceiling tiles, insulation, roofing, drywall compound, and more — in homes and buildings constructed before the 1980s. The only way to know for certain is to have suspect materials tested by a certified inspector.
Is asbestos testing required before renovation?
Yes — Oregon DEQ and federal NESHAP regulations require an asbestos survey before demolition of any building, and before renovation that disturbs regulated amounts of suspect materials. Failure to test can result in significant fines and project shutdowns.
What homes are at risk for lead paint?
Any home built before 1978 may contain lead-based paint. Homes built before 1940 are at highest risk. Lead paint is only a hazard when it's deteriorating or disturbed — intact lead paint that's in good condition may not require immediate action, but should be documented and monitored.
How long does an inspection take?
Most residential inspections take 1 to 3 hours depending on the size of the property and the number of materials to be sampled. Commercial inspections vary based on building size and complexity. We'll give you an estimated timeframe when you schedule.
How long does it take to get results?
Lab results for asbestos samples typically take 3 to 5 business days. Rush turnaround (24–48 hours) is available for time-sensitive projects. Lead paint XRF results are immediate — we can tell you on the spot.
Do you handle abatement as well as testing?
We handle the inspection and testing side. If abatement (removal) is needed, we'll advise you on next steps and can connect you with certified abatement contractors. For lead renovation work, we are certified to perform EPA RRP-compliant renovation work.
